The project

The development of Lokstadt is transforming a former industrial site into a sustainable, diverse and urban quarter in the heart of Winterthur. This district stretches between Zürcherstrasse and the Lagerplatz site.

Over the coming years and in close collaboration with the City of Winterthur, Implenia are developing a mixed city district with about 750 flats, in which more than 1,500 people will find a new inner-city home. A variety of further uses, ranging from offices and services to a planned hotel and public-oriented usage will contribute to the vitality of the future Lokstadt. The heart of the new district is Dialogplatz, a new town square in the centre of the development area. Historic industrial architecture and modern buildings form an exciting unity in the urban context.
Lokstadt is being developed in accordance with the aims of the ‘2000-Watt Society’ on the basis of their SIA Energy Efficiency Path. Compliance with these ambitious targets is provided for by the use of the latest construction methods and building technology, an ecological energy supply and an environmentally friendly transport concept. Furthermore, over 30 per cent of the residential space has been reserved for non-profit housing or inexpensive housing for young people undergoing training.

The development area is divided into several plots, some of which contain historically valuable, listed industrial buildings:

  • Plot 1 (Big Boy and Tender, Draisine): Two high-rise buildings (50 m, 35 m) with apartments, a listed industrial building (1007) for conversion into apartments and innovative work environments
  • Plot 2 (Elephant): Predominantly new build with listed facade on to Zürcherstrasse with service uses
  • Plot 3 (Crocodile): New build perimeter block development with 2,000 m2 inner court with a variety of housing forms from non-profit housing to condominium ownership
  • Plot 4a (Habersack and Rapide): Listed buildings 1012 and 1013 with hotel, gastronomy, market hall, sport, health facilities etc.
  • Plot 4b (Rocket and Tigerli) High-rise building (100 m) with rental and owner-occupied apartments plus a plinth building with residential use and special housing forms (e.g. student housing and micro-living)
  • Plot 5a: Lokhaus (former locomotive shed) as information and events centre
  • Plots 5b/c: Townhouses for private investors partially with retained existing facade for living and working

In addition, over 20,000 m2 of public open space has been planned and constructed, which when complete, will be ceded to the local authority as a pedestrianised area, comparable with the historic town centre of Winterthur.
